Case studies of 2 sellers who are motivated to sell their houses. Can we help them out?
The second case that I talk about is a seller who bought a house to rehab it 2 years ago. She has not done any of the work and now needs to sell since she is going to move to another town. The problem is that there is not much margin in the deal.
In the past, I did not have enough lead generation working for my business. When you have few leads, it is easy to get fixated on deals that are difficult and not very profitable. The key is to focus on lead generation so that you see more situations and can find the better deals.
Anybody else have this problem?

Can the lots of these homes be sold instead of focusing on the homes themselves? What would the cost of permit be to have the house torn down by way of friends donating their time. Is the lot worth more than the house in its current condition?
Good possibility.
In this case, the city assesses the lot at $4500 and the house at $490.
I don’t know what the permit cost would be for demolishing the house. There would also be a dumping fee for the remains.
Since there is a parcel across the street that looks like it had a house removed some time ago, and the other boarded houses nearby, I suspect that we would have a hard time convincing a developer / builder to pay much for the lot.
Definitely worth considering in an area that less distress or some building in progress!
